Konsumentverket and Fastighetsmäklarinspektionen show that the ignorance of responsibilities, rights and obligations when buying a house or an apartment is a common problem among buyers and sellers, which often leads to misunderstandings. When buying a home, the buyer receives a lot of information from the real estate agent in a situation where major decisions are made and where it may be difficult to comprehend the information. Text analysis shows that the information is not always adjusted to those who will read the information, nor the context where the information is presented. The information often lacks a clear visual hierarchy and is not adjusted to the recipient's cognitive conditions. They often contain a lot of information, are difficult to read and lack the graphical elements and clue structures that could facilitate reading and provide a better understanding of the information in the text. The linguistic is also at a high level, which can lead to misunderstandings and dissatisfied buyers and sellers. Theories show that visual hierarchy, plain language, cognition theories and text and image in collaboration could be used in an informative text to make it easier for the recipient to understand, facilitate reading and help the recipient to orientate himself/herself in the text. Based on comparative analysis, readability analysis and interviews, this study has come to the conclusion that visual hierarchy, clear language principles, cognition theories and text and image in collaboration could be useful in an informative text that contains a legal content, made for buyers of an apartment or a house. This could help facilitate reading, make it easier for the recipient to comprehend and help the recipient to orientate himself/herself in the text.Konsumentverket och Fastighetsmäklarinspektionen konstaterar att okunskapen om ansvar, rättigheter och skyldigheter i bostadsaffärer är ett vanligt förekommande problem hos köpare och säljare, vilket många gånger leder till missförstånd. Vid köp av bostad får köparen mycket information av fastighetsmäklaren i en situation där stora beslut ska fattas och där det kan vara svårt att uppmärksamma informationen. Textanalyser visar att informationsmaterialen inte alltid är anpassade till de som ska ta till sig av informationen och inte heller den kontext informationen presenteras i. Materialen saknar ofta en tydlig visuell hierarki och är inte anpassade efter mottagarens kognitiva förutsättningar. De är många gånger informationstäta, svårlästa och saknar även ofta grafiska element och ledtrådsstrukturer som skulle kunna underlätta läsningen och ge en bättre förståelse för informationen i texten. Det språkliga är också på en hög nivå, vilket kan leda till missförstånd och missnöjda parter i bostadsaffären. Teorier visar att visuell hierarki, klarspråksprinciper, kognitionsteorier och text och bild i samverkan borde kunna användas i informativ text för att uppmärksamma mottagaren, underlätta läsningen samt hjälpa mottagaren att orientera sig i texten. Denna studie har utifrån komparativ analys, läsbarhetsanalys och intervjuer kommit fram till antagandet att visuell hierarki, klarspråksprinciper, kognitionsteorier och text och bild i samverkan med fördel borde kunna användas i informativ text med juridiskt innehåll, riktad till köpare av bostadsrätter. Detta för att underlätta läsning, uppmärksamma mottagaren och hjälpa mottagaren att orientera sig i texten
